IMPROVING UNIT TURNOVERS:  The Complete Process

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance Department Staff who are involved in the process of turning vacant units over for new residents
  • Housing and Property Managers who are responsible for efficient and cost effective unit turnovers

When a resident leaves an apartment or house that has to be occupied by a new family, many things need to be done to that unit. In most cases, the property has not been left in the same condition in which it was found, and sometimes, Maintenance staff members must deal with heavy damages and vandalism. In the least, Maintenance staff must do substantial cleaning, preventive maintenance, painting, and a variety of repairs in order to make the unit ready for the next renters.

Participants at this workshop will learn how to perform a thorough, efficient, and complete turnover of a rental unit. They will learn how to assess the premises, determine the time needed to turn the unit, and the amount of labor needed to make it happen. They will also learn a variety of cleaning procedures, as well as the most common maintenance repairs encountered in vacated units.

Each participant will use a detailed workbook throughout the training that explains how to perform the cleaning and maintenance work included in the workshop. These will be theirs to keep, which they can later use on the job as reference. TSA certificates will be presented to everyone who attends.

Introduction to the Maintenance Trade

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Entry Level Maintenance Personnel
  • Custodians
  • Maintenance staff who want to round out their maintenance knowledge
  • Home buyers who want to improve their maintenance skills

This workshop emphasizes basic maintenance techniques for trouble-shooting,  making necessary adjustments, testing for problems, making repairs, and doing replacements.  Many of the problems that are found in Facility Maintenance will be addressed, including maintenance of electrical, plumbing, windows, doors, walls, and floors. 

Participants will be taken, step-by-step, through the repairs and techniques listed on the agenda under the supervision of our skilled workshop leader, who has had many years of experience working fulltime in the field of Building Maintenance. "Hands-on" Building Maintenance & Home Repair: PART 1

THIS TSA WORKSHOP IS DESIGNED FOR:

  • Housing counselors who need basic information for advising resident

"Hands-on" Introduction to Carpentry Workshop

   ON SITE [only]

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance staff who would like to learn the basic skills of carpentry to assist them with their work in facility maintenance

The Carpentry Trade is one of the oldest trades known to mankind. Today, there are more tools, techniques, and equipment available for carpentry work than in any other trade. From doing repairs, to building furniture, to building houses. . . The Carpentry Trade is so vast it could take a lifetime to study. Whether you want to develop skills in one of the specialized areas of Carpentry, or you are expected to do Carpentry tasks on the job, it is important to start with a solid, basic knowledge of carpentry techniques, tools, and the safety precautions required so that no one becomes injured.

This workshop was developed at the request of Maintenance Departments around the country who wanted to give their employees a basic working knowledge of Carpentry. Participants at this training session will learn "hands-on" how to properly use the most common tools in the carpentry trade. While working in small groups, they will learn firsthand the carpentry skills on the agenda under the supervision of the workshop leader, who is an experienced career carpenter.  He will take them step-by-step from the beginning of their assigned projects, to their successful completions. The skills they learn at the workshop can be applied to rehabilitating houses, doing unit turnovers, processing work orders, and remodeling houses.

Each participant will receive a detailed workbook that explains the basics of carpentry, which will be theirs to keep for reference later on the job. This informative "hands-on" workshop will take place in a non-threatening, interactive group setting that will be a lot of fun for everyone. TSA certificates will be presented to all those who attend.

"Hands-on" Finish Carpentry & Trim Work Training

   ON SITE [only]

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance staff who have to install or replace various types of trim
  • Construction and maintenance staff who have to install trim in new construction or rehabilitation projects

Residential Carpentry can be separated into two types of work: ROUGH CARPENTRY, which is working with framing members, usually made of pine, and FINISH CARPENTRY, which involves working with smaller "trim" pieces that can be made of several different materials. This TSA workshop will focus on all the carpentry skills and finishing methods needed to be able to trim and finish a house. From windows and doors, to ceilings and floors, participants will learn how to measure, cut, attach, and finish trim throughout a building. Additionally, we will demonstrate how to attach several types of wallboard, including Bead Board and FRP, and the special trim pieces that are used with each material.

This workshop, like all of our "hands-on" classes, gives participants ample time to work with tools that are new to them, and to practice newly acquired skills. Though TSA "hands-on" workshops must be limited in size due to the personalized nature of the training, it is the "hands-on" approach that continually receives excellent revues from workshop participants.

The skills taught in this "Hands-on" Finish Carpentry & Trim Work training session can eventually be expanded to other specialties such as Cabinetry, Flooring, Stair Railings, Custom Furniture, and Picture Framing. All tools will be provided for both of this workshop.

This extensive "hands-on" workshop will take place in an interactive group setting that is down-to-earth, and guaranteed to be very informative and lots of fun! TSA certificates will be presented to everyone who attends this training.

"Hands-on" Cabinets & Counter Top Workshop:  Building, Installing, Repairing

     ON SITE [only]

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance staff who would like to learn the basic skills of building, installing, & repairing cabinets & counter tops 

Agencies have a choice of either refurbishing old kitchen and bath cabinets and counter tops, or replacing them when they decide to improve their properties. In this time of tight budgets, many agencies are choosing to build or restore because it is often more cost effective since many new cabinets on the market are expensive and frequently poorly made. In addition to building or restoring kitchen and bath cabinets and counter tops, building them for laundry rooms, offices, storage rooms, garages, utility rooms, and Maintenance shops can significantly improve the function and value of a property. Knowing how to build and refurbish cabinets and counter tops is a beneficial skill for Maintenance personnel to have, both on the job and off.

Participants will learn "hands-on" how to properly use the most common tools needed for cabinet building. While working in small groups, they will learn firsthand the cabinet making techniques on the agenda. Participants will also learn how to repair cabinet doors, counter tops, and work with cabinet hardware. The workshop leader, who is an experienced career carpenter, will take participants step-by-step from the beginning of their assigned building projects to the successful completion. 

Each participant will receive a detailed workbook that explains the basics of building and repairing cabinets and counter tops, which will be theirs to keep for reference later on the job. TSA certificates will be presented to all those who attend.

"Hands-on" Concrete Work & Block Laying Training

   ON SITE [only]

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Anyone who would like to learn "hands-on" tips and techniques for pouring concrete slabs and laying block walls

This is an entry level workshop for learning how to mix and order material for concrete work, how to mix mortar that is used in building block walls, and how to repair masonry walls. Stucco repairs on masonry walls will also be covered, as well as repair techniques for concrete. A digital slide presentation of most of the topics on the agenda will be followed by the "hands-on" projects of pouring slabs and building a block wall.

Participants at this TSA workshop will learn how to read foundation and slab layout plans, lay a slab & foundation, set & level forms, tie rebar & lay screening, mix & pour concrete, tamp concrete, finish the slab using a variety of tools, and the proper removal of forms. Participants will also lay out and build a cement block wall, stucco the wall, and then learn repair techniques for both masonry & stucco walls.

The workshop leader is skilled in the Building trades, and is a licensed general contractor, and a Home and Building Inspector. "Hands-on" Rough Framing & Shingle Roofing Workshop

   ON SITE [only]

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Anyone who would like to learn how to frame and shingle buildings

TSA has had many requests to develop a rough framing workshop, which we are pleased to be offering at this time. This new "hands-on" training session covers both framing and shingle roofing.

Workshop participants will gain the knowledge, skills, and techniques so that they will understand about the importance of lumber, plan-reading, framing layout, and the correct process in putting a building together. Additionally, they will learn how to properly shingle a roof.

Each participant will receive a detailed workbook that explains how to frame a building (floors, walls ceilings, and roofs) and how to shingle a building. The workbook will be theirs to keep for reference later on the job.

The workshop leader is skilled in the Carpentry trades, and is a licensed general contractor and Home & Building Inspector. "Hands-on" Installing & Replacing Doors & Windows

   ON SITE [only]  

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Anyone who would like to learn how to frame and shingle buildings

Installing new windows requires special skills and techniques to make sure that they are installed properly so that they are plumb, level, properly positioned, weather stripped, and insulated. Installing new doors requires specific carpentry skills so that they are hung and fit correctly related to swings, closing, and latching.

Replacing windows also takes special skills because the old windows need to be removed and new windows need to be fashioned to fit in the existing openings. Hanging replacement slab doors requires critical knowledge because the doors and/or the door jambs must be altered to make the new door fit and latch properly. Adjustments need to be made to the door jamb to make the new door fit and look good cosmetically.

Participants at this "hands-on" TSA workshop will learn how to install windows in new construction and replace existing windows. They will learn how to hang and adjust pre-hung doors, and replace doors in existing door jambs. Whether you are rehabilitating housing, performing unit turnovers, processing work orders, or remodeling a house or building, this workshop offers you firsthand skills needed to replace doors and windows. Each participant will receive a detailed workbook that explains how to install and adjust windows & doors which will be theirs to keep for reference on the job.

"Hands-on" Drywall & Texturing For New Construction & Remodeling

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance staff who would like to learn how to drywall, texture and make repairs to drywall and texture

This workshop is an alternative training session to our "Hands-on" Drywall and Texturing  workshop that is done in a classroom.  It is intended for those organizations that want hands-on, ON SITE training so that their staff members can actually experience and put into practice the information that they have learned in the classroom portion of the workshop.  Obviously, the host organization will need to have some new buildings at their site that are being constructed, or some existing buildings that are receiving extensive rehabilitation so that workshop participants can actually hang, tape, mud, and texture drywall.

Techniques of the Painting Trade Workshop

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance Department, Force Account Staff, and Painting Staff who must know how to paint efficiently and effectively

Any Maintenance Department, Renovation Department or Construction Department has staff who hold the responsibility of painting as part or all of their jobs. Painting is an ongoing and continuous process, from painting housing units during unit turnovers and preventive maintenance cycles, to the never-ending painting that comes when repairs are made. Varieties of building structures and surfaces require different types of paints and primers, and if done incorrectly, surfaces will peel and need to be redone. When performed correctly, a paint job can last a very long time, which saves employees time, and the facilities they work for money.

Participants at this TSA workshop will learn how to use the necessary tools of the painting trade, and how to prep for a variety of painting jobs. They will learn proven painting techniques that will make future painting projects efficient and effective. Additionally, they will learn when and how to use different types of paints, primers, and stains, the proper clean-up for each. They will also be given a thorough overview of the special concerns for Building Maintenance.

"Hands-on" Painting Workshop

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

"Hands-on" Electrical Training

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

"Hands-on" Understanding & Trouble-shooting Electrical System Problems

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Anyone who works with electrical systems in existing housing, remodeling, or rehabilitation

This "hands-on" training workshop has been designed to meet the needs of both NEW and EXPERIENCED staff members who must trouble-shoot and service the electrical systems in residential and commercial buildings. The workshop explains and demonstrates why and how electrical systems and devices work. After a thorough explanation of how to use a variety of electrical testing devices, workshop participants will learn how to diagnose various types of electrical system problems, and they will test electrical devices to determine if they are good or bad. Participants are encouraged to bring their favorite electrical testing devices to the workshop to find out additional ways to use them. They will work from tech sheets and will receive individualized assignments to test electrical parts and components... all done under the careful supervision of the workshop leader, who is a skilled professional trainer with current and up-to-date work experience both in [performing] and in [teaching] electrical trouble-shooting.

This workshop will cover four main areas: Electrical Service Drops, Equipment & Grounding, Service panels & Sub panels, Wiring Systems & Trouble-shooting electrical devices & fixtures. In each of the these areas the workshop leader will address:

Common types of materials and applications

Installation methods and construction techniques

Typical modifications, repairs, upgrades, retrofits, and materials

Typical defects

Maintenance concerns and procedures

Safety issues, applicable standards, and appropriate terminology

Participants will also be provided a detailed workbook that explains how to perform electrical trouble-shooting, which they can use a reference later on the job. They will learn the skills necessary to trouble-shoot the electrical systems in both modern and older buildings. Recent applicable changes to the 2003/2005 NEC will also be addressed. Everyone attending is encouraged to share their toughest electrical problems at the "Stump the Workshop Leader" portion of the workshop. TSA certificates will be presented to everyone who attends the workshop.

Understanding the Newest Updates to the 2005 National Electrical Code 

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance Personnel in Facility Maintenance who work with electricity as part of their job function
  • Facility Maintenance Supervisors and Technicians, Electricians, Project Directors, and Inspectors

The NEC Book is like a dictionary or reference book. It is very important when you need an answer because electrical work must be performed in accordance with NEC requirements. There are nearly 400 changes contained in the updated "2005 National Electrical Code", and understanding those updates is critical. Many of the newest updates apply to electrical work that is being done in Facility Maintenance, Small Construction, and Renovation Projects, with SAFETY being the number one priority emphasized.

By law, every organization, and especially Facility Management and Maintenance Departments, must have at least one person in the Department who understands the National Electrical Code, and the updates to it, and that person must be able to look up code requirements and interpret them for the department.

This TSA workshop was developed in response to the many requests for a training session that explains the changes in the most commonly used sections of the National Electrical Code. The goal of the workshop is to familiarize participants with the National Electrical Code Book, and its updates so that there is less intimidation when using it. We will focus on the newest NEC updates that affect wiring methods, wiring materials, and grounding. The workshop will focus on Chapters 2 and 3 of the 2005 NEC Book, with emphasis on those code changes most common to Housing, Institutional and Commercial Maintenance and Installation.

Workshop participants will become familiar with the terminology in the NEC Book, and they will learn how to recognize changes to the 2008 NEC. They will also learn how to develop a process for finding answers to Code questions. Participants will be guided step-by-step through the NEC Code Book so that they will understand the updates in a simple, non-threatening way under the instruction of the workshop leader, who is an experienced career electrician, and who is noted for making complex subjects easy and fun.

Applying the National Electrical Code to Facility Maintenance & Construction

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • All Maintenance Personnel
  • Facility Managers
  • Electricians
  • Project Directors and Estimators
  • Inspectors

Electrical work must be done according to the National Electrical Code in order to protect people and buildings. Learning and understanding the code is a life-long experience.  Every organization, and especially Facility Management and Maintenance Departments need to have at least one person in the department who understands the National Electrical Code and who can look up code requirements and interpret them.

This TSA workshop has been designed to assist Facility Maintenance Supervisors and Technicians, Electricians, Project Directors, Estimators, Administrators, and Housing Inspectors who inspect both new and existing housing to find and understand appropriate sections in the National Electrical Code Book. Other people who are involved with the maintenance or renovation of a facility can also find this workshop extremely beneficial.

This workshop is Part 1 in a 4-part series on Residential Plumbing & Electrical Maintenance. THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance Personnel in Facility Maintenance who would like to increase their knowledge and skills in the areas of Plumbing and Electrical Maintenance

This workshop is Part 2 in a 4-part series on Residential Plumbing & Electrical Maintenance. Parts 1 & 2 have been designed to be taken together as a series, and many workshop participants find it more beneficial to attend both of these back-to-back during the same week of training. Because Part 2 has a heavy emphasis on electrical wiring, participants who do not have a basic understanding of electrical principles are urged to attend Part 1 in this series before attending Part 2.

During Part 2, workshop participants will be taken to a higher level of understanding and maintenance regarding the plumbing and electrical aspects at their facility. Beginning "Hands-on" Locksmithing Workshop

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Entry level Maintenance personnel
  • Maintenance staff who would like to round out their maintenance skills

This workshop was designed for Facility Maintenance staff who would like to gain experience and knowledge about locksmithing.  Participants will learn how to remove cylinders from locks, re-key and re-pin tumbler locks, and service locks in a variety of areas.  Additionally, they will learn why keys break off in locks, and how professionals lubricate locks.  Each participant will receive a detailed workbook that explains the agenda topics, which they will keep for future reference when working at their facilities.

We welcome workshop participants to bring locks and deadbolts from their facilities, along with working keys and servicing kits, so that they can practice maintaining the specific locks that they will be expected to service on the job.

Participants will perform all locksmith activities under the supervision of our skilled workshop leader, who is a fulltime practicing locksmith with many years at his tradeTSA certificates will be presented to everyone who attends.

Advanced "Hands-on" Locksmithing Workshop

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

As a follow-up to our Beginning "Hands-on" Locksmithing workshop, this advanced workshop will take participants to a higher level of locksmithing abilities.  Under the direction of the workshop leader, who is an experienced fulltime locksmith who has been operating a successful locksmith business for many years, participants will learn how to open locked vehicles, pick a variety of locks, solve lock problems when picking does not work, create a master keying chart, and learn systems to control keys.

Each participant will receive a lock picking set to use during the workshop, which will be theirs to keep, as well as a detailed workbook that explains how to perform the maintenance and repair work included in the training session. TSA certificates will be presented to everyone who attends this workshop.

Under the direction of the workshop leader, who is an experienced, fulltime locksmith who has been operating a successful locksmith business for many years, participants will learn how to operate, clean and adjust key machines, trouble-shoot problems with safes, install and adjust door closers and exit devices, understand and maintain commercial lock systems, and learn how to create a master key system and control keys.

Each participant will use a detailed workbook throughout the training that explains the specialized locksmithing information covered during the workshop. Security Management Training:  PART 1  (Leadership, Enforcement, & Technology)

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

The agenda for this workshop has been structured to include a variety of topics that will assist Agency Directors, Security Supervisors, and other personnel to establish, monitor, and modify their security programs. Workshop participants will learn about important new trends, procedures, and available programs within the Security Field, with additional emphasis on the hiring and supervising of security staff, as well as legal considerations. A variety of equipment, plus the significance and choices in uniforms also will be covered. Examples of real-life security dilemmas will be shared with in-depth discussions about how best they should be handled.

Security Management Training:  PART 2  (The Security Survey)

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Security Directors and Security managers
  • Security Officer Supervisors
  • Security Officers and Crew Leaders
  • Law Enforcement Personnel involved with Community Outreach Programs
  • Maintenance Supervisors who may sometimes have to assist with security

This TSA workshop agenda has been structured to teach Security Managers how to perform their jobs at optimum levels. The workshop will focus on participants learning how to develop a step-by-step Security Survey to identify within their organizations the most significant loss exposure and its susceptibility to criminal activity.  Experience has demonstrated that an organization’s security preparedness must be reviewed and tested in order to ensure their procedures are productive. The goal of a Security Manager charged with protecting his or her company’s assets is to proactively identify those risks that may disrupt operational effectiveness. In order to accomplish this, the security manager should conduct a critical on-site examination and analysis (survey) of his or her organization to ascertain the actual current security status. This can be accomplished by utilizing a survey, which identifies deficiencies that determine the level of protection required.  A properly documented security survey will provide background information that will normally support what a security executive advocates.  The survey will also provide justification for the expense of implementing recommendations.

This training workshop offers participants the opportunity to learn from the best. Our knowledgeable workshop leader, Jose Ortiz, M.Ed., CPP, has more than thirty years of law enforcement and security management experience. He is a Certified Protection Professional (CPP) through the American Society for Industrial Security (ASIS.) and a Certified Crisis Prevention Instructor, (CPI), through The Crisis Prevention Institute. Mr. Ortiz owns his own investigative security company and is the security consultant for a multi-state development corporation. He has testified as a security expert in numerous security liability cases. Under his direction, workshop participants will receive a security survey, as a model for their use to develop their own surveys for their organizations. They will also be provided “hands on” opportunities from the surrounding community to learn the importance of a security survey and how to use it to reduce or prevent security problems, such as burglary and robbery, as the first priority. To enhance the learning experience, participants will receive a detailed workbook security survey to use during the training that will be theirs to keep for future reference. TSA certificates will be presented to everyone who attends this training.

The workshop agenda has been structured to include a variety of topics that will assist Security Officers and Management to perform their jobs at optimum levels. Participants will learn how to develop and improve the interactive skills needed to diffuse difficult security situations, (i.e. escalating negative situations; suspicious and unruly people; upset and innocent bystanders.)
