"Hands-on" Building Maintenance & Home Repair: PART 1

THIS TSA WORKSHOP IS DESIGNED FOR:

  • Housing counselors who need basic information for advising resident

  • Entry Level Maintenance Personnel

  • Custodians and Grounds Keepers

  • Maintenance staff who want to round out their maintenance knowledge

            This workshop highlights common, basic maintenance techniques for trouble-shooting, making adjustments, testing for problems, making repairs, and doing replacements.  Many of the problems that are found in Facility Maintenance will be addressed, including the maintenance of ELECTRICAL, PLUMBING, WINDOWS, DOORS, SIDING, CUSTODIAL, PAINTING, DRYWALL, & CARPENTRY.

            There will be numerous “hands-on” workstations available throughout the workshop to give participants plenty of opportunities to personally perform the building maintenance and home repair topics covered during the workshop.

            Workshop participants will be taken step-by-step through the maintenance procedures listed on the agenda by our skilled workshop leader, who has had many years of experience working in the field of Building and Housing Maintenance, and who is known for making learning new skills easy and fun.  TSA certificates will be presented to everyone who attends.

"Hands-on" Building Maintenance & Home Repair: PART 2

THIS TSA WORKSHOP IS DESIGNED FOR:

"Hands-on" Carpentry for Building Maintenance

 THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance staff who would like to learn the basic skills of carpentry to assist them with their work in facility maintenance

The Carpentry Trade is one of the oldest trades known to mankind.  Today, there are more tools, techniques, and equipment available for carpentry work than in any other trade.  To do Carpentry tasks on the job, it is important to start with a solid, basic knowledge of carpentry techniques, tools, and the safety precautions required so that no one becomes injured.   

         This workshop was developed at the request of Maintenance Departments around the country that want to give their employees a basic working knowledge of Carpentry. Participants at this training session will learn "hands-on" how to properly use the most common tools in the carpentry trade. While working in small groups, they will learn firsthand the carpentry skills on the agenda under the supervision of the workshop leader, who will take them, step-by-step, from the beginning of their assigned projects to their successful completions. The skills they learn at the workshop can be applied to doing unit turnovers and processing work orders.  For the carpentry tasks that [cannot] be done “hands-on” during the workshop, demonstrations will be used to cover the topics.

         Each participant will receive a detailed workbook that explains the basics of carpentry, which will be theirs to keep for reference later on the job. This informative "hands-on" workshop will take place in a non-threatening, interactive group setting that will be a lot of fun for everyone. TSA certificates will be presented to all those who attend.

"Hands-on" Introduction to Carpentry

   ON SITE [only]

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance staff who would like to learn the basic skills of carpentry to assist them with their work in facility maintenance

From doing repairs, to building furniture, to building houses. . . The Carpentry Trade is so vast it could take a lifetime to study. Whether you want to develop skills in one of the specialized areas of Carpentry, or you are expected to do Carpentry tasks on the job, it is important to start with a solid, basic knowledge of carpentry techniques, tools, and the safety precautions required so that no one becomes injured.

This workshop was developed at the request of Maintenance Departments around the country who wanted to give their employees a basic working knowledge of Carpentry. Participants at this training session will learn "hands-on" how to properly use the most common tools in the carpentry trade. While working in small groups, they will learn firsthand the carpentry skills on the agenda under the supervision of the workshop leader, who is an experienced career carpenter.  He will take them step-by-step from the beginning of their assigned projects, to their successful completions. The skills they learn at the workshop can be applied to rehabilitating houses, doing unit turnovers, processing work orders, and remodeling houses.

Each participant will receive a detailed workbook that explains the basics of carpentry, which will be theirs to keep for reference later on the job. This informative "hands-on" workshop will take place in a non-threatening, interactive group setting that will be a lot of fun for everyone. "Hands-on" Finish Carpentry & Trim Work Training

   ON SITE [only]

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance staff who have to install or replace various types of trim
  • Construction and maintenance staff who have to install trim in new construction or rehabilitation projects

Residential Carpentry can be separated into two types of work: ROUGH CARPENTRY, which is working with framing members, usually made of pine, and FINISH CARPENTRY, which involves working with smaller "trim" pieces that can be made of several different materials. This TSA workshop will focus on all the carpentry skills and finishing methods needed to be able to trim and finish a house. From windows and doors, to ceilings and floors, participants will learn how to measure, cut, attach, and finish trim throughout a building. Additionally, we will demonstrate how to attach several types of wallboard, including Bead Board and FRP, and the special trim pieces that are used with each material.

This workshop, like all of our "hands-on" classes, gives participants ample time to work with tools that are new to them, and to practice newly acquired skills. Though TSA "hands-on" workshops must be limited in size due to the personalized nature of the training, it is the "hands-on" approach that continually receives excellent revues from workshop participants.

The skills taught in this "Hands-on" Finish Carpentry & Trim Work training session can eventually be expanded to other specialties such as Cabinetry, Flooring, Stair Railings, Custom Furniture, and Picture Framing. All tools will be provided for both of this workshop.

This extensive "hands-on" workshop will take place in an interactive group setting that is down-to-earth, and guaranteed to be very informative and lots of fun! TSA certificates will be presented to everyone who attends this training.

PLEASE NOTE: Due to the personalized nature of this workshop, and the high demand for it, TSA must limit attendance. Please pre-register early to ensure your spot.  Also... it is recommended that people who are new to Carpentry first attend our "Intro to Carpentry" workshop during the 3 days prior to this training session, if possible.

"Hands-on" Cabinets & Counter Tops:  Building, Installing, Repairing

     ON SITE [only]

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance staff who would like to learn the basic skills of building, installing, & repairing cabinets & counter tops 

Agencies have a choice of either refurbishing old kitchen and bath cabinets and counter tops, or replacing them when they decide to improve their properties. In this time of tight budgets, many agencies are choosing to build or restore because it is often more cost effective since many new cabinets on the market are expensive and frequently poorly made. In addition to building or restoring kitchen and bath cabinets and counter tops, building them for laundry rooms, offices, storage rooms, garages, utility rooms, and Maintenance shops can significantly improve the function and value of a property. Knowing how to build and refurbish cabinets and counter tops is a beneficial skill for Maintenance personnel to have, both on the job and off.

Participants will learn "hands-on" how to properly use the most common tools needed for cabinet building. While working in small groups, they will learn firsthand the cabinet making techniques on the agenda. Participants will also learn how to repair cabinet doors, counter tops, and work with cabinet hardware. The workshop leader, who is an experienced career carpenter, will take participants step-by-step from the beginning of their assigned building projects to the successful completion. 

Each participant will receive a detailed workbook that explains the basics of building and repairing cabinets and counter tops, which will be theirs to keep for reference later on the job. TSA certificates will be presented to all those who attend.

"Hands-on" Concrete Work & Block Laying

   ON SITE [only]

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Anyone who would like to learn "hands-on" tips and techniques for pouring concrete slabs and laying block walls

This is an entry level workshop for learning how to mix and order material for concrete work, how to mix mortar that is used in building block walls, and how to repair masonry walls. Stucco repairs on masonry walls will also be covered, as well as repair techniques for concrete. A digital slide presentation of most of the topics on the agenda will be followed by the "hands-on" projects of pouring slabs and building a block wall.

Participants at this TSA workshop will learn how to read foundation and slab layout plans, lay a slab & foundation, set & level forms, tie rebar & lay screening, mix & pour concrete, tamp concrete, finish the slab using a variety of tools, and the proper removal of forms. Participants will also lay out and build a cement block wall, stucco the wall, and then learn repair techniques for both masonry & stucco walls.

The workshop leader is skilled in the Building trades, and is a licensed general contractor, and a Home and Building Inspector. His down-to-earth, energetic teaching style and the individual attention he gives to his workshop participants makes the "hands-on" learning experience easy, and a lot of fun! "Hands-on" Rough Framing & Shingle Roofing

   ON SITE [only]

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Anyone who would like to learn how to frame and shingle buildings

TSA has had many requests to develop a rough framing workshop, which we are pleased to be offering at this time. This new "hands-on" training session covers both framing and shingle roofing.

Workshop participants will gain the knowledge, skills, and techniques so that they will understand about the importance of lumber, plan-reading, framing layout, and the correct process in putting a building together. Additionally, they will learn how to properly shingle a roof.

Each participant will receive a detailed workbook that explains how to frame a building (floors, walls ceilings, and roofs) and how to shingle a building. The workbook will be theirs to keep for reference later on the job.

The workshop leader is skilled in the Carpentry trades, and is a licensed general contractor and Home & Building Inspector. "Hands-on" Construction: Rough Framing & Stucco Siding

   THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Anyone who would like to learn how to frame and apply stucco siding

TSA has had many requests to develop a rough framing workshop, which we are pleased to be offering at this time. This new "hands-on" training session covers both framing and stuccoing exterior walls.

Workshop participants will gain the knowledge, skills, and techniques so that they will understand about the importance of lumber, plan-reading, framing layout, and the correct process in putting a building together. Additionally, they will learn how to properly shingle a roof.

Each participant will receive a detailed workbook that explains how to frame a building (floors, walls ceilings, and roofs) and how to stucco a wall and make repairs to it. The workbook will be theirs to keep for reference later on the job.

The workshop leader is skilled in the Carpentry trades, and is a licensed general contractor and Home & Building Inspector. "Hands-on" Installing & Replacing Doors & Windows

   ON SITE [only]  

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Anyone who would like to learn how to frame and shingle buildings

Installing new windows requires special skills and techniques to make sure that they are installed properly so that they are plumb, level, properly positioned, weather stripped, and insulated. Installing new doors requires specific carpentry skills so that they are hung and fit correctly related to swings, closing, and latching.

Replacing windows also takes special skills because the old windows need to be removed and new windows need to be fashioned to fit in the existing openings. Hanging replacement slab doors requires critical knowledge because the doors and/or the door jambs must be altered to make the new door fit and latch properly. Adjustments need to be made to the door jamb to make the new door fit and look good cosmetically.

Participants at this "hands-on" TSA workshop will learn how to install windows in new construction and replace existing windows. They will learn how to hang and adjust pre-hung doors, and replace doors in existing door jambs. Whether you are rehabilitating housing, performing unit turnovers, processing work orders, or remodeling a house or building, this workshop offers you firsthand skills needed to replace doors and windows. Each participant will receive a detailed workbook that explains how to install and adjust windows & doors which will be theirs to keep for reference on the job.

   THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Construction and rehabilitation staff who install flooring

Proper installation of flooring products is essential, whether it be for ceramic or vinyl tile, sheet vinyl, or carpeting.  At this "hands-on" workshop, participants will learn how to install various flooring types by actually installing them on "mock-up" floors and then learn how to make flooring repairs.  

Through this "hands-on" experience and under the direct supervision of our experienced workshop leader, participants will learn the entire job of installing all types of flooring (ceramic tile, vinyl tile, sheet vinyl, laminate wood flooring, and carpeting) beginning with surface preparation, layout, making cuts, and installation. Workshop participants will learn to make difficult tile cuts, such as circles and U-shapes, and then they will set tiles and grout the ceramic tile job. They will also repair flooring that has been damaged by replacing broken and cracked tiles, repairing cuts or damaged spots in sheet vinyl or carpeting, and learn how to solve problems when there is no matching tile available to do repairs.  

During the “hands-on” portion of the workshop, we will use a series of individual work stations where workshop participants will install the various types of flooring.  There will also be a special cutting station where workshop attendees will use the necessary tools of the trade to make normal and difficult cuts.  

This extensive "hands-on" workshop will take place in an interactive, down-to-earth group setting that is guaranteed to be beneficial (AND FUN.)  TSA certificates will be presented to everyone who attends this training.

"Hands-on" Ceramic Tile Installation & Repair

   THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance staff who install and/or repair ceramic tile
  • Construction and rehabilitation staff who install ceramic tile

Proper installation of ceramic tile is essential.  At this "hands-on" workshop, participants will learn how to install ceramic tile in many situations by actually installing tile on "mock-ups" and then learning how to make tile repairs.

"Hands-on" Drywall and Texturing

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance staff who would like to learn how to drywall, texture and make repairs in drywall and, gain valuable tips on painting the repairs

Improper wall and ceiling repairs and poor texture matches are the most noticeable errors in building maintenance. Participants at this popular "hands-on" workshop will learn the most common types of wall and ceiling maintenance problems that are encountered in building facility maintenance. Whether rehabilitating housing, doing unit turnovers, processing work orders, or remodeling a house, this workshop offers firsthand learning of the skills needed to drywall, texture, and paint the repairs like the professionals. Each participant will receive a detailed workbook that explains how to perform drywall maintenance and repair work, which will be theirs to keep for reference later on the job.

The workshop leader is skilled in the Drywall and Texturing trades with both owning and operating a successful drywall business for more than 40 years. This workshop is an alternative training session to our "Hands-on" Drywall and Texturing  workshop that is done in a classroom.  It is intended for those organizations that want hands-on, ON SITE training so that their staff members can actually experience and put into practice the information that they have learned in the classroom portion of the workshop.  Obviously, the host organization will need to have some new buildings at their site that are being constructed, or some existing buildings that are receiving extensive rehabilitation so that workshop participants can actually hang, tape, mud, and texture drywall.

Improper wall and ceiling repairs and poor texture matches are the most noticeable errors in building maintenance.  Workshop participants will learn the most common types of wall and ceiling maintenance problems that are encountered in building facility maintenance. Whether rehabilitating housing, doing unit turnovers, processing work orders, or remodeling a house, this workshop offers firsthand learning of the skills needed to drywall and texture like the professionals. "Hands-on" Understanding & Trouble-shooting Electrical System Problems

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Anyone who works with electrical systems in existing housing, remodeling, or rehabilitation

This "hands-on" training workshop has been designed to meet the needs of both NEW and EXPERIENCED staff members who must trouble-shoot and service the electrical systems in residential and commercial buildings. The workshop explains and demonstrates why and how electrical systems and devices work. After a thorough explanation of how to use a variety of electrical testing devices, workshop participants will learn how to diagnose various types of electrical system problems, and they will test electrical devices to determine if they are good or bad. Participants are encouraged to bring their favorite electrical testing devices to the workshop to find out additional ways to use them. They will work from tech sheets and will receive individualized assignments to test electrical parts and components... all done under the careful supervision of the workshop leader, who is a skilled professional trainer with current and up-to-date work experience both in [performing] and in [teaching] electrical trouble-shooting.

This workshop will cover four main areas: Electrical Service Drops, Equipment & Grounding, Service panels & Sub panels, Wiring Systems & Trouble-shooting electrical devices & fixtures. In each of the these areas the workshop leader will address:

Common types of materials and applications

Installation methods and construction techniques

Typical modifications, repairs, upgrades, retrofits, and materials

Typical defects

Maintenance concerns and procedures

Safety issues, applicable standards, and appropriate terminology

Understanding the Newest Updates to the National Electrical Code 

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance Personnel in Facility Maintenance who work with electricity as part of their job function
  • Facility Maintenance Supervisors and Technicians, Electricians, Project Directors, and Inspectors

The NEC Book is like a dictionary or reference book. It is very important when you need an answer because electrical work must be performed in accordance with NEC requirements. There are nearly 400 changes contained in the updated "2005 National Electrical Code", and understanding those updates is critical. Many of the newest updates apply to electrical work that is being done in Facility Maintenance, Small Construction, and Renovation Projects, with SAFETY being the number one priority emphasized.

By law, every organization, and especially Facility Management and Maintenance Departments, must have at least one person in the Department who understands the National Electrical Code, and the updates to it, and that person must be able to look up code requirements and interpret them for the department.

This TSA workshop was developed in response to the many requests for a training session that explains the changes in the most commonly used sections of the National Electrical Code. The goal of the workshop is to familiarize participants with the National Electrical Code Book, and its updates so that there is less intimidation when using it. We will focus on the newest NEC updates that affect wiring methods, wiring materials, and grounding. The workshop will focus on Chapters 2 and 3 of the 2005 NEC Book, with emphasis on those code changes most common to Housing, Institutional and Commercial Maintenance and Installation.

Workshop participants will become familiar with the terminology in the NEC Book, and they will learn how to recognize changes to the 2012 NEC. They will also learn how to develop a process for finding answers to Code questions. Participants will be guided step-by-step through the NEC Code Book so that they will understand the updates in a simple, non-threatening way under the instruction of the workshop leader, who is an experienced career electrician, and who is noted for making complex subjects easy and fun.

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

Security Management Training:  PART 1  (Leadership, Enforcement, & Technology)

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

The agenda for this workshop has been structured to include a variety of topics that will assist Agency Directors, Security Supervisors, and other personnel to establish, monitor, and modify their security programs. Workshop participants will learn about important new trends, procedures, and available programs within the Security Field, with additional emphasis on the hiring and supervising of security staff, as well as legal considerations. A variety of equipment, plus the significance and choices in uniforms also will be covered. Examples of real-life security dilemmas will be shared with in-depth discussions about how best they should be handled.

This training workshop offers participants a rare opportunity to learn from the best. Our knowledgeable workshop leader, Jose Ortiz, M.Ed., CPP, CPI has more than thirty years of law enforcement and security management experience. He is a Certified Protection Professional through the American Society for Industrial Security (ASIS.)  Mr. Ortiz is a State Licensed Professional Investigator who owns his own security company.  He is the former Director of Security and Loss Prevention for a multi-state development corporation and acts as a security consultant for the Jewish Federation of Greater Detroit. He has also provided expert testimony for negligent security cases.  Under his supervision, workshop participants will receive opportunities to learn proven applicable security techniques in how to handle unsettled people and situations while remaining and acting professional.  

            Throughout the workshop, Mr. Ortiz will employ crisis prevention techniques and processes sanctioned by the Crisis Prevention Institute for which he is an authorized trainer.

Security Management Training:  PART 2  (The Security Survey)

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Security Directors and Security managers
  • Security Officer Supervisors
  • Security Officers and Crew Leaders
  • Law Enforcement Personnel involved with Community Outreach Programs
  • Maintenance Supervisors who may sometimes have to assist with security

This TSA workshop agenda has been structured to teach Security Managers how to perform their jobs at optimum levels. The workshop will focus on participants learning how to develop a step-by-step Security Survey to identify within their organizations the most significant loss exposure and its susceptibility to criminal activity.  Experience has demonstrated that an organization’s security preparedness must be reviewed and tested in order to ensure their procedures are productive. The goal of a Security Manager charged with protecting his or her company’s assets is to proactively identify those risks that may disrupt operational effectiveness. In order to accomplish this, the security manager should conduct a critical on-site examination and analysis (survey) of his or her organization to ascertain the actual current security status. This can be accomplished by utilizing a survey, which identifies deficiencies that determine the level of protection required.  A properly documented security survey will provide background information that will normally support what a security executive advocates.  The survey will also provide justification for the expense of implementing recommendations.

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

This training session has been structured to assist Security Officers and Management to perform their jobs at optimum levels. The workshop will focus on participants learning how to develop and improve their interactive cognitive forensic interviewing and writing skills.  Security Officers and Security Managers are either called to an incident, or through no fault of their own, they become part of the incident before they can use their skills to prevent or diffuse a crisis situation (i.e. handling suspicious or unruly people or working with upset and innocent bystanders.).  What officers observe and experience with such incidents requires a written report.  When there is an injury or a criminal act involved, the written report will be used in court and will require the security officer or manager to testify.  Knowing how to present your report for testimony is a critical part of being a security professional.

"Hands-on" Security Officer Training:  PART 3

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Security Officers
  • Security Officer Supervisors
  • Law Enforcement personnel
  • Maintenance staff and other staff who may sometimes have to assist with security

This TSA training session is part of an on-going comprehensive series of Security Officer educational programs.  Part 3 is based on feedback of previous participants who attended Parts 1 and 2, who requested additional psychomotor skills (hands-on) interactive education involving real world activities.  Part 3 will focus on their recommendations.  Participants will be provided opportunities to put into practice the tools and techniques discussed in Parts 1 and 2.  There will be additional opportunities for “hands-on” training in self-defense, safe restraining methods and techniques, speed cuffing, report writing, understanding the language of the body, and role playing prevention tactics.  In addition, Part 3 will increase their cognitive abilities by emphasizing their “real world” experiences. Participants will also be provided the opportunity to evaluate many security situations by utilizing table top “Red Teaming” scenarios, as well as using interactive video presentations that focus on their survival in a security situation. This will be a very in-depth interactive training session and participants will be encouraged to actively engage with each other and the workshop leader through group exercises, discussions, case studies, video observations, and hands-on activities.

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

Well maintained and clean floors are essential to the image and safety of every agency and facility. Accomplishing this challenging task is an ongoing battle for Maintenance and Custodial staff, and their Supervisors. It requires a full range of knowledge because of the wide variety of flooring that is utilized in buildings. This workshop has been structured to include the most common types of floor care maintenance problems that are encountered in Facility and Custodial Management.

Workshop participants will learn how to clean, maintain, and restore all types of flooring, including carpet, vinyl, ceramic, concrete, rubber, and wood. Applying the Principles of Water Harvesting

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Anyone from an organization who would like to learn how to capture and use rainwater, greywater & air conditioning condensate for multi-use landscaping

The following organization can benefit from this training:  Federal, State & Local Governments, Housing Agencies,  Schools, Casinos,  Parks Departments, National Parks, & Private Businesses

The availability of water in most communities is limited, and what is available can be expensive.  Many communities are plagued with some type of drought situation to the point where they must limit the use of water for irrigation, washing vehicles, and other elective water uses.  The irony is that the precious commodity of rainwater is routinely wasted in most communities, including the ones that have limited water use.  Local communities need to turn water scarcity into water abundance, which can be easily accomplished by implementing the core principles that are covered in this training session.  Using rainwater to supplement water usage saves money, while helping the environment, which is a Win-Win end result for everyone.  In addition, water-harvesting strategies double as flood control strategies reducing flood threats and erosion in wet seasons.  

The major goal for this workshop is to have the participants embrace and implement in their communities and housing developments the principles of water harvesting learned in this workshop.  Participants will learn the process of harvesting rainwater and how to actually implement it on their properties. Actual case studies will be presented, which will be supplemented with “hands-on” activities that will allow workshop participants to gain a thorough understanding of the process of water harvesting and how to make it happen in their communities.  

During this interactive workshop, an extensive display of photos and videos that show actual water harvesting applications will be shown for workshop participants to evaluate, critique, and discuss with the workshop leader.   

          All workshop participants will receive a copy of the workshop leader’s important and timely book, “Rainwater Harvesting for Drylands & Beyond: Volume 1 (Guiding Principles to Welcome Rain into your Life & Landscape),” which will be used as a workbook during the workshop.  Volume 1 is the core of a 3-volume guide about how to conceptualize, design, and implement sustainable water harvesting systems for homes, landscapes, and communities.  TSA certificates will be presented to everyone who attends this training.

The Essentials of Sports Turf Grounds Maintenance

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Sports Turf Groundskeepers

The agenda has been structured to include the most common types of sports turf grounds maintenance situations encountered by any organization that has to maintain baseball, soccer/football fields.

Developing & Constructing Housing Workshop

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

Inspecting Existing Housing Workshop

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

Maintaining the interior and exterior of any facility is the single most important component for successful facility maintenance management, and the first line of defense toward that maintenance is... As housing stock gets older, the rehabilitation and renovation of houses and apartments becomes critical.  When making decisions on whether to renovate a property, there are many factors to consider.  It is often more cost effective and practical to rehab existing housing, rather than demolish and rebuild it. This comprehensive workshop has been developed by TSA to assist agencies to maximize the time and money they spend rehabilitating older properties.  It has been specifically designed for staff members of Housing Rehabilitation, Renovation, and Modernization Programs.  TSA certificates will be presented for those who attend this training.

HOUSING MANAGERS & MAINTENANCE STAFF: Working Together Under Asset Management

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

            This workshop is designed for Housing or Property Managers and Executive Directors who have not previously had the responsibility of supervising or being responsible for the maintenance function, or would like to know more about maintenance and what constitutes quality repairs so that they can manage their properties more effectively.  It is also intended for PHA Departments that routinely interact with Maintenance.  As with any supervisory position, a Housing Manager needs to understand the functions of what they must manage in order to make sure that jobs are being done properly.

            THE MAIN TOPICS OF THIS WORKSHOP:   Leadership,  Excellence,  HUD Requirements,  Maintenance Policies,  Budgets,    Use of Capital Fund,  Computer Programs,  Utility Management,  Apartment Maintenance,  and New Products

            Asset Management puts a greater emphasis on Management-by-Projects, and PHAS will score PHAs by individual projects, and because of these facts, managers and maintenance staff need to work cooperatively. The anticipated PHAS regulations require that tenant-generated work orders be completed within 3 days to obtain a grade of A.  This means that completion time, related to quality of repairs, must be closely monitored.

            Participants at this workshop will gain a clear understanding of Maintenance, including specific problems, concerns, and priorities. The goal is to have participants return to their PHAs with a greater awareness of how PHA Maintenance functions most efficiently, with the end result being superior productivity, efficiency, and cooperation.

IMPROVING VACANCY TURNAROUNDS:  The Complete Process

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance Department Staff who are involved in the process of turning vacant units over for new residents
  • Housing and Property Managers who are responsible for efficient and cost effective unit turnovers

When a resident leaves an apartment or house that has to be occupied by a new family, many things need to be done to that unit.  In most cases, the property has not been left in the same condition it was at move-in, and sometimes Maintenance staff must deal with heavy damages and vandalism.  In the least, they must do substantial cleaning, preventive maintenance, painting, and a variety of repairs in order to make the unit ready for the next renters.  To complicate matters, if a PHA’s vacancy rate does not receive a rating score of GOOD, the anticipated PHAS regulations will require a 15-day turnaround time, as opposed to the 20 days in the current regulations.

Workshop participants will learn how to perform a thorough, efficient, and complete turnover of a rental unit.  They will learn how to assess the premises, determine the time needed to turn the unit, and the amount of labor needed to make it happen.  They will also learn a variety of cleaning procedures, as well as the most common maintenance repairs encountered in vacated units.  

This workshop has been designed to save time and money for housing organizations during the vacancy turnarounds process, while producing a quality environment for residents.  

This training would be most effective if both housing/property managers and maintenance personnel attended together.  A round table will be held at the end of the first day so that those attending can share their successes and frustrations.  Each participant will use a detailed workbook throughout the training that explains procedural issues, as well as how to perform the cleaning and maintenance work included in the workshop.  These will be theirs to keep, which they can later use on the job as reference. Reviewing/Understanding Blueprints, Specs, & Cost Estimates

Governmental accounting procedures are different from accounting procedures in the Private Sector. The involvement of federal regulations and procedures also complicates things. "Hands-on" Budgeting Training 

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

Developing complex budgets for various agencies (Tribes, Schools, Hospitals, Casinos, Utility Companies, and Housing Authorities) is a demanding process for the administrative and financial staff members who must prepare them. Data needs to be gathered, accurate projections and prorations must be made, and expenses need to be properly justified. These budgets must also be approved by CEOs and boards.

Building Productive Workplace Relationships Across Generational Lines 

  THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Employees and Staff Members who want to understand generational differences so that greater cooperation and collaboration in their work environments can result

      There are traceable generational reasons why some employees have a command and control style of work ethic, often pinching pennies with agency endeavors, while other employees of a different generation might not seem to care about work, much less where the money is spent.  There are explanations as to why some employees appear to be cynical and unmotivated, and even act entitled.  This TSA workshop will thoroughly address the generational challenges that are common within today’s workforce, and it will offer step-by-step solutions for dealing with and solving these challenges.

       Behavioral styles are separated into four categories: Dominance, Influence, Steadiness, and Conscientiousness (DISC).  Workshop participants will take their own DISC Assessment Profile, which is a self-scored behavioral assessment tool.  Full interpretations of the results will be provided by the workshop leader to those in attendance so that they can identify how they tend to interact with fellow employees.

RENT COLLECTION is absolutely essential for the success of housing agencies. A critical indicator of effective housing management, and a major cause for management review findings is the inadequate collection of rent.

This workshop was developed to assist Housing Agency Staff to increase their collections while decreasing the frustrations that so often are associated with collections. Input for the training session came from the firsthand experiences of agency staff members throughout the country who are involved with Rent Collection.

The workshop includes time tested techniques that will make collecting payments easier, and beneficial collection policy and lease clauses. Discussion time for questions and answers from the workshop participants will be woven into the workshop so that participants can adapt what they learn to their real life circumstances.  They will learn tested strategies and techniques that can increase collection percentages at their housing agencies. They develop plans and set policies, monitor and review operations, as well as make decisions on a regular basis about current issues concerning the community as a whole, and the issues related to individual community members. Commissioners receive appointments to Public Housing Authority boards because of their interest in Housing and their Community, and because of their personal areas of strength. In order to be effective, Commissioners need to understand the entire operation of a Public Housing Authority, and how Boards operate. New Commissioners who are eager to get started doing a good job could be much more effective, if they received some "hands-on" exposure about how to properly and effectively perform their duties.

This workshop has been designed as a complete orientation for new Commissioners, and as a refresher for other Commissioners with experience who may not have had the opportunity to obtain training or a formal orientation when they were appointed.

The agenda for this workshop includes the most common types of issues that are brought before bards at commission meetings. Workshop participants will learn about program terms, housing management, policy issues, how board meetings should function, and effective decision-making strategies. The workshop will be interactive with workshop participants engaging in mock board meetings and decision-making situations, all under the direction of the workshop leaders.

"Hands-on" Gas & Electric Furnaces: Maintaining & Trouble-shooting

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Facility Maintenance staff who must maintain and trouble-shooting  gas and electric furnaces

The workshop will provide participants with the knowledge needed to service gas and electric furnaces. Under the supervision of our skilled workshop leader, who is experienced in HVAC with many years working in the Industry, as well as professionally teaching HVAC on the university level, participants will learn HOW FURNACES WORK, and HOW TO TROUBLE-SHOOT AND MAINTAIN THEM.

During the "hands-on" portion of the workshop, participants will be shown how to test furnace components to determine if they are good or bad. They will learn the skills necessary to make repairs, perform preventive maintenance, and trouble-shoot existing problems in modern gas and electric furnaces. Additionally, and with proper safety procedures having been thoroughly reviewed prior, live electrical circuits will be used during the class to test electrical components.

Workshop participants will learn how to use a digital multimeter. After a thorough explanation of how to use the meter, they will test both gas and electric furnace components so that they will know exactly how to use the meter when they return to their agencies.

"Hands-on" Forced Air Gas Heating Systems: Trouble-shooting & Servicing

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

During this workshop, participants will be introduced to furnace tune-up procedures to help reduce seasonal heating cost. This "hands-on" workshop has been designed to meet the needs of both NEW and EXPERIENCED Maintenance techs who must trouble-shoot and maintain gas furnaces. 

There will be many "hands-on" opportunities during the workshop to use meters and testing equipment.  Workshop participants will learn appropriate installation techniques, preventive maintenance, as well as cleaning procedures, proper air flow, and electrical trouble-shooting.

They will also learn how to use a digital multimeter. After a thorough explanation of how to use the meter, they will test various gas furnace components so that they will know exactly how to use the meter when they return to their agencies. 

  EACH WORKSHOP PARTICIPANT WILL BE GIVEN A DIGITAL MULTIMETER

Participants will also be provided a detailed workbook that explains how to do gas furnace trouble-shooting, which they can use as reference later on the job.

Servicing and Maintaining Heat Pumps

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Facility Maintenance staff who must maintain and trouble-shooting heat pumps
  • Any agency or anyone thinking of purchasing or installing a heat pump system
  • Maintenance supervisors and Facility Managers
  • Foremen and Lead People

This workshop will provide participants with solid introduction to both AIR and WATER source heat pumps.  Under the supervision of the workshop leader, who is highly skilled in the HVAC field with many years of experience in the industry, participants will gain an understanding of the various types of heat pumps and how they operate.  Heat pumps have been rated by the EPA as the most energy-efficient and environmentally sensitive of all space conditioning systems.  Geothermal heat pumps can save 40 to 70 percent in heating costs and 30 to 50 percent in cooling costs compared to conventional heating and cooling systems.  To operate efficiently, they must be properly serviced and maintained, which will be thoroughly covered in this workshop.  

            Participants will gain the knowledge necessary to understand how heat pumps operate,  and how the water, air and refrigerants flow in modern heat pumps, as well as the function of the individual components.     

            Each workshop participant will also receive a TSA certificate, and a detailed workbook that clearly explains [how to] perform heat pump preventive maintenance, troubleshooting, and make minor repairs. The workbooks can later be used as reference on the job.

Servicing equipment within the Department saves time and money, as opposed to taking equipment to an outside vendor. The inconvenience of having equipment unavailable while it’s "in the shop waiting to be worked on", coupled with the high cost of service and repair, plus travel time to and from the vendor, makes doing the work yourself practical and cost effective. In addition, some agencies discard a perfectly good piece of equipment and replace it because it couldn’t be diagnosed and serviced properly in-house.

  "Hands-on" Servicing Residential Refrigerators

     ON SITE [only] 

This "Hands-on" training workshop is designed specifically for facility maintenance personnel and is focused on troubleshooting common problems that occur in refrigerators and prevent them from cooling properly & costing more money to operate. The fundamentals of a refrigerator operating system will be covered early in the workshop so that participants can learn and understand how to differentiate between a rare refrigeration system problem and the more common problems related to electrical components and air flow. A complete study of wiring schematics and the specifics related to refrigerator electrical components will be explained prior to the "hands-on" procedures that involve using meters to test components, and test for specific problems (such as  running but not cooling, compressors not starting, and units that are not running at all.) During this workshop, different types of refrigerators will be covered, along with safety procedures to be followed when servicing them.

If your agency has a number of refrigerators that are not being used or are in storage waiting to be diagnosed, then this workshop could be for you. Agencies that sponsor this workshop are requested to supply refrigerators that are working, but that have problems, as well as refrigerators that are not working. These refrigerators will be used during the workshop. This gives the sponsoring agency a two-fold benefit. Their Maintenance staff gets trained, and the unused refrigerators get diagnosed (and possibly fixed, if parts are available.) 

Detailed workbooks that explain HOW TO perform refrigerator trouble-shooting, servicing and repairs will be provided to each participant. This information can later be used as reference material when performing future servicing.  TSA certificates of attendance will also be presented to all workshop participants.

"Hands-on" Servicing Appliances Workshop 

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance Staff who service and maintain appliances

Taking proper care of appliances during unit turnovers and at other appropriate times will give appliances a much longer life, which saves facilities money. This is especially helpful during these times when budgets are shrinking.  Because facilities are now having to learn to do more with less, many agencies are choosing to train their own staff to trouble-shoot, repair, service, clean, and perform preventive maintenance on their appliances.  In response to many requests from Facility Management departments, TSA has developed this workshop so that Maintenance personnel can learn "hands-on" how to service and trouble-shoot refrigerators [with or without icemakers], gas and electric ranges, dishwashers, and laundry equipment.

The agenda for this workshop includes the most common types of service problems that are encountered in Facility Maintenance when servicing major appliances. Also included is information on new servicing trends in the Appliance Industry, and tips for purchasing new or replacement appliances that require little or no maintenance.  Workshop participants will learn how appliances operate and how to identify various appliance parts. They will also have opportunities to actually examine and test appliance parts, and to study diagrams related to their operation.

All "hands-on" learning will be performed under the supervision of our skilled and experienced workshop leader, who has serviced appliances as his fulltime career for more than 30 years.

TSA certificates of attendance will also be presented to all workshop participants.

"Hands-on" HVAC Electrical SYSTEM Trouble-shooting

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • HVAC/R Technicians
  • Maintenance Techs who service Air Conditioning/Refrigeration and Heating units and Furnaces

This training workshop utilizes a common sense approach to trouble-shooting HVAC Electrical Systems, which begins with a look at the various types of circuit breakers and fuses that protect HVAC systems. Using multi-meters, participants will trouble-shoot fuses and breakers, with the emphasis on what to do if there is no electrical power to the HVAC system. The workshop will cover electrical diagrams for central air and heating systems, room air conditioners and heating units, and self-contained central systems. Workshop participants will learn how to read the diagrams so that any trouble can quickly and correctly be determined. As each item on the diagram is covered, workshop participants will be able to hold the part, determine what to check, and how to check it, and then find out what meter reading indicates that it is defective. This clear and concise training session is about what to do, and how to do it with HVAC electrical trouble-shooting.

The majority of service problems in air-conditioning systems, heat pumps, and gas and electric furnaces are related to electrical situations. Participants at this workshop will have opportunities to learn electrical trouble-shooting from the ground up, and they will learn how to put the information they learn to work with actual "hands-on" experience with real-life testing situations. They will also learn how to use a digital multimeter.

EACH WORKSHOP PARTICIPANT WILL BE GIVEN A DIGITAL MULTIMETER

Fundamentals of HVAC Systems & Servicing

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Maintenance Techs who service Heating and Air Conditioning units

In order to properly maintain and trouble-shoot air conditioning systems, technicians need a complete understanding of the refrigeration and air flow systems in HVAC equipment, and how they work together. This workshop will provide participants with the fundamental principles that are the basis of operation for modern refrigeration systems. Workshop participants will learn how to evaluate a refrigeration system, diagnose refrigeration system problems, check systems for proper air flow, and perform basic maintenance. Additionally, since many agencies have problems with Indoor Air Quality and mold issues, we have added a section to the workshop for those important considerations.

"Hands-on" HVAC Electrical EQUIPMENT Trouble-shooting

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • HVAC Technicians and Facility Maintenance Personnel

This "hands-on" workshop has been designed to meet the needs of BOTH NEW and EXPERIENCED techs who must trouble-shoot and service the electrical systems in air conditioners, heat pumps, and furnaces. Workshop participants will learn how to use a digital multimeter. After a thorough explanation of how to use the meter, participants will test various HVAC equipment and components so that they know exactly how to use the meter when they return to their agencies.

EACH WORKSHOP PARTICIPANT WILL BE GIVEN A DIGITAL MULTIMITER

Participants will also be provided a detailed workbook that explains how to do HVAC trouble-shooting, which they can use as a reference later on the job. This workshop will provide participants with the skills necessary to trouble-shoot the electrical components in modern HVAC systems. With proper safety procedures having been thoroughly reviewed prior, live electrical circuits will be used during the class to test electrical components.

Participants will learn the fundamental concepts of electricity, and apply that knowledge, firsthand, using a wide range of HVAC electrical components and digital test equipment. They will work from tech sheets and will receive individualized assignments to test HVAC components... all done under the direct supervision of the workshop leader, who is a skilled professional trainer in HVAC and mechanical areas, and who has had many years of fulltime working experience in the IndustryTSA certificates of attendance will also be presented to all workshop participants.

EPA 608 Refrigerant Certification Training & Exam   

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • HVAC/R Servicing Technicians 
  • Anyone who works with HVAC/R equipment, who is expected to vent refrigerants
  • Techs who are expected to be certified per EPA guidelines

The Environmental Protection Agency guidelines mandate that all technicians who work with HVAC equipment must be certified. The EPA considers a "technician" to be anyone who works with HVAC/R equipment, and who could reasonably be expected to vent refrigerants. This TSA workshop will prepare participants for taking the EPA certification test. Participants will learn about refrigerant chemistry, oils, the affects of ozone depletion, leak testing procedures, evacuation guidelines, waste oil disposal, and the safe handling & transport of refrigerants.  Participants will be guided step-by-step under the supervision of the workshop leader, who is highly skilled in HVAC/R with many years of experience in the Industry.  Participants will be given a detailed workbook to keep, which contains clear and practical refrigeration recovery explanations with precise visuals.

The workshop leader, a certified proctor with many years of fulltime experience at his trade, will administer the multiple choice, EPA-approved test. During the workshop, a short 'practice test' will be administered to help participants with the goal of passing the EPA test.  The workshop leader will additionally explain helpful test-taking strategies and how to handle test anxiety.

PLEASE NOTE:  As a prerequisite to participating in this class, it is recommended that participants either have had previous HVAC experience, or have already attended TSA's "Refrigeration Fundamentals Workshop."

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • FACILITY PERSONNEL who must maintain and trouble-shoot Mechanical & Electrical Systems & Equipment

There are Eight Segments (four hour each) that comprise this series of training sessions.  They can be presented separately in any combination that is beneficial to the agency requesting this type of training.  The major segments are listed below:

     1.   Commercial Electrical Systems

     2.   Electrical Power Generators

     3.   Three-phase Electrical Motors 

     4.   Variable Frequency Drives

     5.   Boiler Operation & Maintenance

     6.   Commercial HVAC Systems

     7.   Centrifugal Pumps

     8.   Trouble-shooting Mechanical & Electrical Systems

Segments 1 & 2 are designed to be presented back-to-back in the same day.

Segments 3 & 4 are designed to be presented back-to-back in the same day.

Segments 5 & 6 are designed to be presented back-to-back in the same day.

Segments 7 & 8 are separate half-day sessions that can be presented after any one of the above combination sessions.  Ideally, TSA would like to present at least two and a half days of training, using any of the combinations of the above 8 sessions.  In this way, the agency requesting training can choose the segments that benefit them the most.

It is necessary that we have a minimum of 20 people attending each segment.

Managing Acting-out Student Behavior While Building Positive Attitudes

     ON SITE [only]

THIS TSA TRAINING WORKSHOP IS DESIGNED FOR:

  • Teachers and Counselors
  • School Administrators
  • Support Staff 

The escalation of violence is a reality in our world today, and in the classroom, it is no exception. It is possible to diffuse acting-out behavior in the school setting before it reaches the level of violence through the use of Choice Theory/Reality Therapy. The end product is a safe learning environment for both students and teachers.

Workshop participants will learn proven strategies for handling negative situations in the classroom, and a straightforward process for teaching students how to restructure their thinking and choose appropriate behavior. This same process can be used to motivate reluctant learners, and it can be applied to other anger management programs.

Our two credentialed workshop leaders (both previous school principals) have had extensive experience with resistant and angry students from elementary, middle, and high school levels, who have had problems with behavior, attendance, and academics. They have successfully utilized the philosophy and principles of this workshop in their own careers, and they have taught them to other professionals.  Their interactive, down-to-earth teaching styles make learning easy and fun.
